Broker/Borrower Info


Loan Terms:


Most of our loan requests come from other mortgage “brokers” and some come directly from borrowers regarding housing loans, commercial mortgages, etc. We understand that you need quick and efficient answers from us. We will try our best to accommodate you. Please keep the following loan terms in mind when submitting your deal:


  • Minimum loan size is $50,000

  • Maximum loan size is $1,500,000

  • We primarily lend in Northern CA and Northern NV

  • We loan on all types of real estate: SFR, land, commercial, apartments, mix-use buildings, multi-family and construction lending

  • Our typical loan-to-value is 65% on SFR and multi-family, 50% loan-to-value on land and some commercial depending on income, and 65% loan-to-cost on construction loans




WHM has a great reputation with referring brokers. We always pay commissions or referral fees owed. After a loan is approved, the referring brokers, the borrower and WHM will sign a letter of intent to identify all of the fees to be paid at the close of escrow.

We like to give quick answers, but need the following information in order to give you our best answer FAST:


  • Loan Amount

  • Description of the property: SFR, land, commercial, etc.

  • Borrowers estimate value of the property today “as is”

  • Appraisal or broker opinion of value, or recent comps in the area

  • Original purchase price of the property and when you purchased it

  • All money you have into the project to date

  • Existing debt on the property

  • Plan to repay the loan

  • Use of funds

  • Basic Loan Application

  • Recent credit report and explanation if needed

  • List of other real estate assets
